The Gateway Business and Industry Park is a six-stage master-planned industrial park project developed and owned by the Livingstone Shire Council. Lots range in size from 2000m2 through to 2.3ha, which are planned to be progressively delivered to the market on a supply and demand basis. Currently only Stage 1 and 2 are available for purchase. The industrial park is located in the Livingstone Shire on the fringe of the Yeppoon town centre on the main Rockhampton-Yeppoon Road that links with the Bruce Highway.

The Gateway was established in late 2016 and to date 6 of 19 blocks released have been sold with some businesses already operating out of the park. A range of low to medium impact businesses are already operating out of The Gateway, these include a plumbing contractor, bus depot, engineering, heavy machinery and waste removal services.

The Gateway provides flexibility in their product offering with the ability to tailor lots specifically to meet the individual requirements of both small and larger scale businesses operating at either low or medium impact uses.
